Who can help me?

Several non-profit agencies help moderate income households buy homes in Chapel Hill and Orange County.

When contacting these agencies, you need to know what your current income level is. Use the following chart to find this information.

First, identify the column that lists the number of people who live in your home as their principal residence. Next, identify the number that is greater than and closest to your total household income. The left column will tell you what your income level is.

Have you ever heard the saying "there's no place like home?" EmPOWERment, Inc. believes that every family deserves a home of its own. Since 1996, EmPOWERment, Inc. has been a part of many successes. It has assisted over 55 families in Chatham, Orange and Alamance Counties through the process of homeownership. Each homeowner is a graduate of the Homebuyers' Classes (HBC), which consists of 5 consecutive classes that provide step-by-step guidelines to purchasing a first home. There is a $510 fee for classes. Over 400 families have completed the Homebuyer classes followed by the opportunity to have one-on-one counseling sessions. These sessions include budget counseling, an important component in saving for down payment and closing costs, and later for emergencies once they have obtained their dream of homeownership. Each new homeowner is also given the opportunity to join our Homeowners Club.

Habitat for Humanity

Habitat for Humanity of Orange County is a non-profit housing ministry seeking to eliminate poverty housing and to make decent shelter a matter of conscience and action. Habitat invites people from all walks of life to work together in partnership to build houses with families in need. Since its start in 1987, Orange County Habitat has built more than 135 homes. A typical Habitat family earns 50% or below the area's median income. Currently, this includes single parents earning between $16,000 and $22,000 per year or families with two wage-earners that bring in between $24,000 and $27,000 per year. Habitat requires that future homeowners attend individual educational workshops that cover financial budgeting, community-building, and basic home maintenance and repair. Habitat is not a charity or a giveaway program. Currently, families must pay $1000 in closing costs and must invest 325 hours of labor into building their own houses and the houses of others in the program. With the security of a decent, safe home, Habitat families are able to turn their attention to improving other areas of their lives, such as seeking more education , job training, and better employment. Children often achieve better performance in school.

Orange Community Housing and Land Trust

Orange Community Housing & Land Trust (the Land Trust) creates permanently affordable homeownership opportunities for low and moderate income families. Land Trust homes are priced to be affordable to the core service workers of Orange County. For example, current homeowners include teachers, housekeepers, postal workers, and local government employees.

When the Land Trust sells a home, it retains title to the property but transfers all ownership rights to the buyer through a 99 year lease. This enables it to sell homes at prices far below market value, and also to keep the homes permanently affordable. Land Trust homeowners build equity and have the same security and legacy as private market owners. Upon resale they earn a portion of the appreciation while the remainder stays with the home, keeping it affordable for generations.

Land Trust housing developments are located in Chapel Hill, Carrboro and Hillsborough. To qualify, applicants must be first-time homebuyers, live or work in Orange County, and meet income restrictions.
